For near-coastal East Greenwich properties it holds up best to the humidity cycling that causes paint adhesion failures in wood, and it is the material most likely to receive historic district commission approval when installed in a profile that matches the original clapboard dimensions.

That means we follow their installation requirements exactly, back-priming all cut ends before installation, maintaining the clearances from grade and from roofing that their warranty requires, and using the specific fastener types and penetration depths that distinguish a warranty-valid installation from one that is not.
LP SmartSide is our recommendation for East Greenwich historic district properties where Hardie’s weight and thickness create installation challenges on original framing that was not designed for fiber cement. SmartSide is significantly lighter than Hardie, machines identically to wood, and accepts paint with the same behavior as wood, which matters on historic properties where paint color matching and finish quality are scrutinized by the commission.
The zinc-borate treatment in SmartSide prevents the rot and insect damage that makes conventional wood clapboard a maintenance liability on East Greenwich historic homes where repainting on a regular cycle is already expensive and disruptive. A SmartSide installation on a historic East Greenwich Colonial realistically extends the repaint cycle from three or four years to eight or ten years while maintaining the appearance the historic district commission expects.
Vinyl siding is not our recommendation for East Greenwich properties within a mile of Greenwich Cove. It has to be replaced. We do not install vinyl on contributing structures in the historic district. The surface texture and sheen of vinyl siding are visibly different from wood under any lighting condition, and the East Greenwich Historic District Commission has consistently declined to approve vinyl on primary elevations of contributing structures.
East Greenwich’s historic district covers the area bounded roughly by Main Street, Division Street, and the streets immediately east toward the water. Properties within this area that are classified as contributing structures require East Greenwich Historic District Commission approval before any exterior change, including siding replacement.
This is not a process that should be started without preparation. The commission meets on a regular schedule and submissions require documentation: photographs of the existing condition, specification sheets for the proposed materials, profile drawings showing how the new siding relates to the original in terms of exposure width and surface texture, and a written narrative explaining how the proposed work meets the Secretary of the Interior’s Standards for Rehabilitation.
We have prepared and submitted documentation for historic district commission review in East Greenwich multiple times. The commission will generally approve fiber cement in profiles that match the original clapboard exposure width and surface texture, smooth or lightly sawn finishes that read as wood from the street. They will approve cellular PVC trim in matching profiles for corner boards, fascia, and window casing on most elevations. On historic district properties we also assess whether the work requires commission review before anything else is discussed. You receive a written quote that separates siding work from any remediation work we find behind the existing material.
We bring physical samples of Hardie and SmartSide profiles to your home so you can see how the materials read on your specific exterior in East Greenwich’s light, which on many tree-lined streets in the historic district is quite different from direct sun. We also bring the historic district commission’s approved color palette for reference on properties where commission approval is required.

Repair-only projects, including replacing deteriorated bottom courses, re-flashing windows, and re-caulking failed joints, run $1,200 to $6,000 depending on the extent of the damage and the number of elevations affected.
Not every siding project in East Greenwich is a full replacement. We do significant repair work across the town, particularly on older homes where the original siding is sound except at specific failure points.
On homes where water has splashed back from the grade and worked into the end grain of the lowest siding boards, the fix is removing the affected boards, treating the sheathing if damage is found, installing a drip edge and clearance gap, and reinstalling new boards in matching material. Just replacing the boards without addressing the drainage condition recreates the same failure within five years.
